Public transport is convenient from Minto Street. Several Lothian bus routes, including the 3, 7, and 29, offer quick connections to Edinburgh's city centre and beyond. The nearby Edinburgh Waverley Station provides rail services for further exploration. Enjoy easy access to the heart of Edinburgh and its attractions.
A quick note for guests: Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards. This tax will be included in the accommodation price.
This property is a self-check-in property. You can check in any time of the day as long as you respect our standard check-in time (3 p.m.).
Please note that external CCTV cameras are installed for security purposes and cover only the entrance and outdoor areas. No cameras monitor any indoor spaces. By booking, guests acknowledge and accept the presence of these security devices
Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.
There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee.
We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
NOTE: There is NO available on-site parking. All on-site parking spaces are reserved and belongs to other residents living in the area. Any car found parked at a reserved spot may be towed if not removed immediately.

Located in Newington, next to the prestigious Grange area, you'll be close to The Meadows, Arthur’s Seat, Edinburgh University, Edinburgh Castle, and the historic city centre.
The Garden Suite occupies the garden level of an elegant Category B listed Georgian house dating from the early 19th century (circa 1825) and benefits from its own private entrance and outdoor patio.
Recently renovated throughout, the suite combines the character and charm of a historic Edinburgh home with modern comfort and convenience.
The accommodation features a spacious main bedroom with a king-size bed, a seating area, and an ensuite shower room, as well as a second twin bedroom and a family bathroom with a bath and an overhead shower. The bright open-plan living and dining area provides a comfortable space to relax after a day of exploring the city, while the fully equipped kitchen includes everything needed to prepare meals during your stay.
Outside, guests can enjoy the private patio with outdoor seating, perfect for morning coffee or evening relaxation under the stars.

To ensure peace of mind during your stay, all reservations require either a £500 refundable security deposit or a £20 non-refundable Damage Waiver, which covers accidental damage up to £200 (applicable to non-Airbnb bookings only).
